  • Ahead of the sales launch you will be able to view and browse all the available units by visiting the user-friendly interactive price list.
  • Here you can use the filters and sort function to narrow down your search.
  • On each unit the layout, all costs and expected rentals are shown.
  • Once sales go live you can reserve your preferred unit/s.

Your shortlist

Your shortlist acts as a wish list of units that you have quick access to ahead of and on the launch day. Simply click the ADD TO LIST button on your favourite units. You can also reserve your preferred unit directly from the Shortlist when sales go live.

To unlock your discount, simply click the green discount button below the price on any unit and follow the prompts to complete your Buyer Profile. Once completed, the discounted price will show on all units on the price list.

The reservation process

All reservations will happen online via the interactive price list.

The below list outlines the steps you’ll need to be familiar with in order to have the best chance of securing the unit you want to purchase.

  1. Register and log in to sales.bayvue.co.tz a few minutes before 1pm.
  2. Once the countdown reaches zero and sales go live at 1pm, the RESERVE buttons will become active (you don’t have to refresh your browser).
  3. Click the RESERVE button on your selected unit to start the process. Make sure to be quick as others may also be interested in the same unit.
  4. Complete the form and accept the terms: Click RESERVE
  5. Your reservation will now move to the pending state where you will have 10 minutes to finalise payment of the reservation fee.
  6. You will then pay your non-refundable $1000 reservation fee via one of the available payment options (e.g. Card, Mobile Pay, Bank Transfer).
  7. Once the $1000 fee is concluded, your unit will be reserved!*
  8. You will then receive an email from our team confirming your reservation.

Next steps:

  • The Agreement of Sale will be sent to you via email, this will need to be signed and returned to us within 7 business days.
  • The full deposit required is 20% of the purchase price within 7 days from the signature date.
  • The process will proceed based on the steps below.

Purchase and Finance Options

Option 1: Standard Developer Payment Plan

  • 20% Deposit – on signing the Sale Agreement (within 7 days).
  • 20% – upon completion of the first floor slab.
  • 15% – Upon completion of the sixth floor slab.
  • 15% – Upon completion of the roof slab.
  • 20% – Upon completion of walls, plastering and first fix finishing works. (The unit will be ready for finishes such as flooring, fixing windows, doors, lights, sanitary fittings. These cost 15% of the total purchase cost. Once these are complete, the next stage is to invite the buyer for the pre handing-over inspection).
  • 10% – upon completion and handover of the unit.

Option 2: Equal Instalment Plan (Investor Friendly)

  • 20% Deposit – on signing.
  • Balance 80% spread over equal monthly/quarterly installments during the construction period of 24 months.

Option 3: Cash Upfront with Discount

  • 90–100% upfront payment at signing.

Buyer receives a 10% discount on total purchase price.

Transfer duties

Currently, the following are the charges as applicable by the government:

  1. Stamp duty – 1% of the gross purchase price or based on the valuation report estimated by the government valuer.
  2. Registration fee – 0.25% of the gross purchase price or based on the valuation report estimated by the government valuer.
  3. Valuation fees, lawyer fees, as facilitation fees – 5% of the total purchase price.

What do the levies include?

They cover the costs of security, cleaning & upkeep of the common areas, maintenance of the building and public areas, building insurance and all common running costs of the project.

When will we be able to move in/find a tenant?

Our schedule to complete the project is by April 2028. So tentatively one could move in June 2028 after snags and placing of furniture. Rentals can be pre-booked through the local agents or social media.

Buying off-plan property in Dar es Salaam

  1. Buying off-plan means you can secure your unit or plot before or during construction, often at a lower cost than waiting for completion. Over time, as construction completes and demand rises, value tends to appreciate.
  2. In Dar es Salaam, the wider residential market is underpinned by urbanisation, infrastructure growth, and expanding demand for new housing.
  3. Dar es Salaam is seeing substantial infrastructure development and urban expansion; being early allows you to take advantage of “first-mover” benefits near upcoming amenities. For example, the evolving residential demand is strong.
  4. Construction costs tend to rise over time (labour, materials, regulatory cost) so by buying off-plan, you may “pre-pay” for future value at today’s cost.
  5. Once completed, a modern new-build property can attract premium rentals (especially to expats, professionals, foreign investors) and thereby deliver yield and capital appreciation.
  6. If you engage at an early stage, you have more choice of layout, orientation, unit type (e.g. premium view / beach-front), or better payment terms (installments, launch discounts). Off-plan allows you to “lock in” future value and features.
